Selling Points of Interest
Prepared by Seller October 2013
• Recently appraised for $425,000. Paid $495,000 and put in a lot of upgrades.
• There is an industrial grade 12 Kw generator that comes on automatically when the power goes out. The gas tank currently is nearly full, which means enough fuel for a typical year.
• There is a whole-house surge protector that protects your computers, TVs and appliances against power surges.
• There is power to the generator shed with its own power panel if you wanted to expand outside electrical coverage.
• The cistern holds about 14,500 gallons of water. It is currently about 80% full. We are pretty normal water users and generally only add water once or twice a year, with rain generally supplying what we need.
• Basically all the furniture and other stuff you see including dishes, TV, computer, barbeque, etc. can come with the house if the buyer is interested. There are only a few remaining things that are still moving.
• There are a few plants worth noting. The tree in the back garden is a bay leaf tree. There is a producing coconut tree in the yard. There is a Meringa tree and also a clump of chaya that produce edible greens.
• The garden beds have been used in the recent past to grow herbs, greens, tomatoes, peppers, okra, etc.
• Everything that you see that is mowed is on this property (other than the road). The property line also extends up the hill to the power lines if you ever wanted to clear the hill to make it larger.
• There is hardware in the shed that can be used to secure all of the shutters and doors during bad weather. We have only covered the windows once in nine years.
• All of the tools in the shed, like rakes, shovels, lawn mower, etc. can come with the house.
• There are two propane tanks for cooking, both recently filled.
• We just repainted the roof in October 2013.
• The road has been repaired and made pretty decent every year since I have lived here. I know there is a neighborhood meeting in January 2014 to talk about that topic. That’s no guarantee that it will get graded nicely again, but it has gotten done somehow every year in the past. It generally wears down to about the existing condition and then gets renewed. They do a good job and when it’s graded it’s about as nice as a dirt road can be.
