Going Green on St. Croix

October 23, 2018 by Team Fedeles

St. Croix’s landscape is going green thanks to some periodic rainfall. We’ve had a relatively quiet storm season so far, with only a couple of tropical storms that showered us with welcome rain. Cisterns are full and the hillsides are lush and green, with pops of yellow as the Ginger Thomas starts to bloom.

Meanwhile, community groups are coming together to help us go green with recycling. Leatherback Brewing Co. is accepting aluminum beer and soda cans for recycling. Drop-off is any time they are open: Mon-Sun 12-7pm. And Plaza West and a group of community volunteers are leading a plastic drop off and recycling project. There are drop off locations all around the island — join the Facebook group to learn more.

Speaking of green, you can now roll the dice to win some green as Divi Carina Bay Casino re-opened in September. They are featuring live music on the weekends — check out the variety of entertainment on St. Croix Calendar (which is maintained by Coldwell Banker St. Croix Realty). Divi Carina Bay All-Inclusive Resort has announced plans to re-open in Summer 2019.

And if we’re going by the definition of “fresh, new,” Team Fedeles has a green logo. What do you think? Also, congratulations to GoToStCroix.com for your new web site. It’s stunning and will surely help many visitors to St. Croix plan their perfect vacation.

There are several events coming up on St. Croix. Here’s a few that you may want to plan your travels around:

  • St. Croix Coral Reef Swim – November 11
  • Taste of St. Croix – November 15
  • Jump Up – November 23
  • Beauty & The Beast Triathlon – December 2
  • Christmas Boat Parade – December 8

Of course, Galloween (Halloween in Gallow’s Bay) is coming up on October 31. Please stop in to the Coldwell Banker St. Croix Realty office to say hello (and Trick-or-Treat)!

Welcoming New Faces

August 14, 2018 by Team Fedeles

As many relief workers have begun departing over the past few months, we are preparing for more new faces to join us on St. Croix. With the news that Oil Refining On St. Croix To Restart, 1,300 new jobs will be created during the construction phase and 700 jobs once the refinery is open in 2020.

New jobs and faces certainly has an affect on the real estate market. The rental market remains hot with very little turnover/availability and for sale inventory is low. It’s still a Buyer’s Market for now, but we expect to see that shift as current residents land jobs at the refinery and new workers make the choice to grow roots. If you’ve been considering buying, now is a good time to make it happen. If you’ve been considering selling, let’s discuss a strategy to maximize your investment.

Speaking of new faces, we’re looking forward to welcoming Brian, Laura, Nordie and Sugar Weller to St. Croix from Minneapolis. We worked with them to purchase land last November and they’ll be making the big move at the end of this month. Brian will be the new Hotel Manager at The Fred. Thank you to Kathy and Randy, owners of Caribbean Breeze Apartments and Vacation Homes for the referral!

Read Brian and Laura’s advice about buying land on St. Croix, then take a look at the panoramic views of this Seven Hills lot. It’s priced exceptionally well for having Christiansted Harbor and South Shore views.

While real estate inventory is relatively low right now, we have an excellent assortment of condos available, ranging from $118,000 to $1,295,000. We recently took a stroll through the Club St. Croix Condominium complex. The views were breathtaking and the breeze was fabulous. We’ll leave you with this inviting photo…

We ❤️ St. Croix

February 14, 2018 by Team Fedeles

Love is in the air. Last week’s Valentine’s Day Jump Up was filled with wonderful energy, bustling vendors, fantastic music, and smiling people. The island’s many top-notch restaurants are serving special menus featuring wine pairings and tantalizing desserts. Our friend Wendy of GoToStCroix.com recently shared her love letter to St. Croix and is encouraging others to share what they love about St. Croix on Facebook this month.

Speaking of our incredible restaurants, St. Croix was included on Caribbean Journal’s list of The 18 Best Islands to Visit in the Caribbean in 2018, in large part due to our food scene. The feature mentions some of our favorites, like Zion Modern Kitchen, Uptown Eatery and Savant, as well as a shout out to The Fred. Caribbean Journal also showcased The Fred in The Renaissance of Frederiksted, St. Croix.

David spent a few days in January in San Juan for the Region 5 REALTOR Leadership Conference. He was inspired by Elena Delgado of the Puerto Rico Association of Realtors who talked about our resilience persevering through Hurricanes Irma and Maria. The state leaders prepared more than 50,000 meals that were delivered to families in the mountains where they are still without power or water.

In early January, the New York Times ran an article with the headline: Power Is Restored to Most of U.S. Virgin Islands After Hurricanes, Officials Say. The article had some fascinating statistics about power recovery. The background photo here is of Keith from Atlantic City, the lineman who restored power to David’s house!

If you follow us on Facebook, you’ve seen that we’ve had some fabulous new listings hit the market. If you’ve been thinking about selling, now is a good time as buyers are eager to see new inventory and, as you’ll see on the Market Watch below, homes are selling for more compared to last year.

Finally, if you’re planning your next visit to St. Croix, check out the St. Croix Calendar for where the fun is on island. Coldwell Banker St. Croix Realty recently took over the calendar. You can even subscribe to receive weekly emails listing upcoming events.

Warm regards,
The Fedeles Team

Holiday Cheer from the Fedeles Team

December 14, 2017 by Team Fedeles

This year on St. Croix, holiday cheer has more than one meaning. In addition to the spirit of the season, daily we see fellow islanders cheering when their power is restored! WAPA and Governor Mapp are steadfast on their goal of 90% restoration by Christmas (they’re at 50% now).

left to right: Kristi, David Stephanie

We’re delighted to welcome Stephanie Schoyer to Team Fedeles. She and I have a long history as friends and colleagues, and she has an even longer history with St. Croix. Her knowledge of the island and experience as a professional photographer will be wonderful assets to our team.

On November 30, we closed on the sale of the King Christian and Company House Hotels. The properties are part of the Caravelle Hotel & Casino’s commitment to the revitalization of downtown Christiansted. We’re looking forward to seeing their renovations over the course of the next year.

American Airlines is expanding their service to St. Croix. Effective December 15 there will be two daily flights from Miami.

So, as you can see, no hurricane can take away our holiday cheer. Thank you for being part of our year-round cheer through your business and referrals. Wishing you a lovely holiday and the very best in 2018!

Giving Thanks for all we have on St. Croix

November 20, 2017 by Team Fedeles

This year our list of things we’re thankful for may sound a little different than usual. We’re thankful for cell service and the internet. Leaves returning to trees and flowers starting to bloom. The hum of our generator. The thousands of aid workers helping our island recover. Hot soup and cold showers. The linemen who are working tirelessly to restore power. Some of us are even thankful for power!

The conversation around our Thanksgiving dinner table may sound a little different too. Animated stories of that fateful night — everything from “Remember that sound?!” to “Yes, I actually did doze off…” Memories from just last month when we stood in line for an hour to fill a 5-gallon gas can for the generator. The joy and awe we have for lush green landscaping that seemed impossible just two months ago.

There are now more than 700 linemen from the States in the USVI working to restore power. Downtown Christiansted and Frederiksted are both energized, as is Gallow’s Bay, where our office is located. The Virgin Islands Water & Power Authority (WAPA) does a great job at posting frequent progress reports on Facebook and their web site. Last we heard, more than 17,500 customers have had service restored territory-wide.

A few weeks ago, I shared an article on Facebook about government negotiations for a multibillion-dollar energy investment from the Chinese oil and gas major player Sinopec that would bring thousands of new jobs to the US Virgin Islands and Texas. This week, The Virgin Islands Consortium is reporting that Limetree Bay is seeking a permit to expand their marine terminal to accommodate very large bulk fuel carriers. This is very good news (dare we say “huge”) for St. Croix.

As for the real estate market, we’ve already welcomed “new lookers” to St. Croix, who hope to take advantage of some new “bargains” as they come on the market. We are patiently waiting to hear from insurance and FEMA adjusters, as it is a slow process. This will have some impact on pricing as we gauge how it might impact a Seller’s bottom line if they suffered some damage. We did get our first price reduction as a result of some minor “scrapes and scratches.” Check out The Aerie, which was just reduced to $299,000, and is being sold “AS IS.” As I said in our last E-News, I still expect some slight dip in pricing, probably by as much as 15%.

The Frederiksted Pier is home to a cruise ship housing a few thousand recovery workers. We expected our first tourist cruise ship on Saturday, November 11, but it was diverted to St. Thomas. We were pleased to welcome the Viking Sea, kicking off our cruise ship season on Wednesday, November 15.

We’ll leave you with this stunning video of Shoys Estate that includes one of our new listings. See for yourself how nature has rebounded! And, if you’re in the market for a property that weathered the storm beautifully, check out 165 Anna’s Hope. There’s another video that shows the incredible beach that’s a short walk away. If you’re here on St. Croix now, we hope you feel thankful for the beauty that surrounds us. If you’re elsewhere, we hope you can feel our warm well wishes from wherever you are.

Warm regards,
The Fedeles Team

The Road to Recovery

September 14, 2017 by Team Fedeles

It has been an emotional week in the Caribbean to say the least. We are happy that our beautiful island home of St. Croix was spared from the worst of Hurricane Irma. We are sad for the loss and devastation on St. Thomas, St. John and the other islands that were in her direct path. We are overcome with pride for the way our community is coming together to help those in need.

On Wednesday, September 6, Hurricane Irma blew through the U.S. Virgin Islands. St. Croix received tropical storm level winds and rain. Power lines, trees and brush were downed in some places. Seaweed was washed ashore. Remarkably, communication via cellular or internet was intact for most throughout the day. Power was out and has slowly been restored, with most of the island back in service now. Crucians are counting our blessings — and haven’t missed a beat in jumping into action to provide relief efforts for our sister islands.

As I write, just one week after the storm, some remarkable things have happened.

  • A grassroots group has raised $205,820 through their GoFundMe campaign, Irma Relief for Our Sister Islands.
  • Multiple relief and rescue trips have been made by Caribbean Sea Adventures, Big Beard’s, the QE IV Ferry, Water Spirit, and privately-owned boats.
  • Sejah Farm, ARTfarm, and Yellow Door Farm have collected more than 1,800 lbs. of fresh produce for donation.
  • Numerous restaurants have donated time, space and food to prepare meals for evacuees arriving on St. Croix.
  • Tim Duncan, NBA superstar and St. Croix native, has raised $2,352,526 through his 21 Virgin Island Relief Fund and has sent a chartered plane with relief supplies.
  • Country singer Kenny Chesney has launched Love for Love City benefiting his second home of St. John.
  • Bohlke International Airways is serving as support and staging for military rescue and relief efforts.

Additional efforts are being made to provide temporary housing for evacuees. If you have a vacant condo, apartment or rental property you are willing to donate or discount for temporary housing, please let me know and I will put you in touch with the appropriate person. GoToStCroix.com has created a great resource for Hurricane Irma Relief Efforts if you’re looking for other ways to help.

St. Croix expects to see an influx of tourism in the coming months by way of cruise ships and short term travelers. In a recent press briefing, Governor Mapp says, “it’s going to be an opportunity to demonstrate that St. Croix can be a player in the industry. And it’s not going to be permanent, but it’s certainly going to be an opportunity simply because other destinations cannot house or receive guests. It’s going to be an opportunity for us as Crucians to demonstrate that we can host, we can entertain, we can secure, and we can give people a wonderful experience.”

This will be a long road to recovery, but St. Croix has a unique opportunity to do what we do best. #VInice

Warm regards,
The Fedeles Team
