Featured Client: Past, Present & Future

I’ve known Betty Silander for 25 or so years (which must mean we met in our early 20’s, right, Betty?!). She and her late husband, John, have a long history with St. Croix and, with Betty’s recent purchase of a Christiansted condo, her future is looking pretty nice.

Her story starts in the early 60’s on a 2-week Caribbean cruise. She recalls being greeted at every stop “with steel drums, calypso music, and a rum punch.” She and John fell in love with the “atmosphere of color, music, rum and the people,” and set their hearts on owning a piece of paradise. A few more winters back home in Winnetka, Illinois, a suburb of Chicago, made them more eager than ever.

In the mid-60’s they learned of an opportunity to be part of the Queen’s Quarters development, so they headed south to check things out. They were also considering Grenada, but decided buying U.S. property was a wiser choice at the time. Ultimately, they choose to purchase their own 5.4 acre oceanview plot of land near Cane Bay with dreams of building a small resort.

The following Christmas, the Silander family (Betty, John and their four children) spent two weeks at “Diamond Fancy,” now the Cane Bay Reef Club, where they met the Walkers, who were in the process of building The Waves at Cane Bay. After the holiday, they returned to the cold and endured more stateside winters, always thinking about their land in the sun.

The 70’s brought a move to Dallas and the purchase of a condo in St. Lucia. Unfortunately, the hurricane of 1980 destroyed their condo and, after a visit to check out the damage, they decided not to rebuild. They stopped on St. Croix on their way back to Texas, only to learn that one particular property just happened to be for sale: The Waves at Cane Bay.

The time was right and we were ready for a change in lifestyle, so we bought the property. I had been in the travel business for 13 years and John had been a manufacturer of restaurant equipment, and we felt we knew the hospitality business. We made The Waves into our image, moved to St. Croix and managed the property for 6 great years — 1/83 – 9/89. During that time we met David Fedeles and he stayed a few nights with us over one Christmas.

They were fortunate to sell the property just before Hurricane Hugo in 1989.

And I am so very fortunate that our paths crossed again this year. In Betty’s words:

Now I’m back, having seen this beautiful in-town condo that David listed on his monthly email letter. Who could resist? Beautifully decorated by Twila Wilson, I was thrilled to have a piece of St. Croix once again thanks to David’s expertise. It is an investment as my home is still Dallas, as well as Michigan in summers. David and I corresponded and it was a pleasure to see him again after a long time lapse. I was also happy to see that St. Croix is pretty much the same charming island we fell in love with so many years ago.

Betty and John used to snorkel every day at around 5pm in front of The Waves. They also loved to find the spots in town with live music, like Jimmy Hamilton at the Bombay Club, or concerts at Estate Whim. During her recent trip to St. Croix for the closing on the condo, she and her sons found some good music at the Holger Danske Hotel restaurant on the boardwalk. She’s happy to see some of her favorite activities continuing for others to enjoy.

A group of colleagues from St. Croix and St. Thomas attended the Coldwell Banker GenBlue Conference in Miami for some professional development from the best of the best in real estate. GenBlue is a global gathering of agents, brokers and industry leaders.

One of my favorite sessions was led by two top Coldwell Banker brokers, Jenny Ames from Chicago and Wendy Walker from Phoenix. This invitation-only event was part of the Previews certification, which focuses on Luxury Real Estate. Jenny Ames shared her experience of developing a strong luxury strategy for her market in Chicago with a full complement of power-house players. A fellow Previews certification attendee also from Chicago, Joe Kotoch with Coldwell Banker Residential Brokerage in Lincoln Park, shared a unique story of selling a large home to a Chicago Cubs player; his sports agent background certainly worked wonders for him! I am looking forward to implementing these ideas back home on St. Croix for our luxury market.

I also enjoyed spending time with Jade Mills, one of the top Brokers in all of Coldwell Banker, from Beverly Hills. It’s an honor to be part of such a talented and worldly network of real estate professionals.

WAPA is Working to Lower Costs and Increase Reliability and Efficiency

Virgin Islands Water & Power AuthorityVirgin Islands Water & Power Authority (WAPA) announced on November 1 that the completion of their propane conversion project, along with the addition of solar power to the grid and the introduction of new, more reliable and efficient generators to the power plants, will lower the cost of electricity while ensuring increased operational efficiency and reliability. In an email to customers and on the WAPA Facebook page, Julio A. Rhymer, Sr., Executive Director/CEO, says:

WAPA has completed the commissioning of two of its three generating units on St. Croix, and the island is now completely powered by propane (LPG). This marks the first time in the utility’s 52-year history that a fuel source other than oil is being burned to generate electricity. Propane is a both a less expensive and cleaner burning fuel.

St. Thomas, St. John and Water Island are expected to be powered by propane in December.

We’re looking forward to seeing lower electricity bills for our own home and the homes of our clients!

The Contessa’s Castle is for Sale

Perhaps the most well-known property on St. Croix, the Contessa’s Castle is now on the market for a mere $15 million.

Countess Nadia de Navarro-Farber was born to a noble family in Bulgaria. She was a musical comedy star that charmed movie-goers in Bulgaria and Hungary prior to her first marriage to a Spanish Count. After his death, she moved to New York where she was well-known as a philanthropist. Her second husband was a developer and together they built more than 30,000 homes on Long Island. She continued managing the residential and commercial real estate business on Long Island after being widowed a second time. She is remembered for generous donations to the Mather Hospital and to the community — in 1991 the Contessa Nadia Farber Emergency Pavilion was dedicated in appreciation of her generosity.

The Contessa personally designed the Moorish-style castle on St. Croix’s East End. She spent four months a year on our beautiful island before her death in 2014. She has been described as

an individual who through hard work, perseverance and dedication improves the quality of life for members of the local community as well as the world community while displaying grace, determination, lending motivation and enthusiasm to all.

Her fairytale estate is set on 102 acres with a gatekeepers cottage, a swimming pool, lush landscaping, beachfront property, a private pier, pristine valleys and hillsides, and stunning views in all directions. If you’ve ever driven east toward Point Udall, you’re surely gazed in awe at the Castle on the hill.

Our beautiful island was featured on FYI Network’s Waterfront House Hunting again, this time with a cameo of Team Fedeles’ Sales Assistant, Kristi Forbes!

Anthony and Ada are two newlyweds looking for the perfect place to start their lives together. They are looking for a home in the majestic hills of Cane Bay, St. Croix in the US Virgin Islands. Ada wants a bright, spacious house with sweeping views of the Caribbean Sea. Anthony is an musician who would like a cozy home that can provide some creative inspiration. Fall Break

Next week is the Fall Equinox. The plane of the equator will pass through the center of the sun. Day and night are approximately the same length of time around the Earth – a pretty normal day in the life of those of us living in the U.S. Virgin Islands.

stx_deliveryAlthough island life is generally pretty relaxing and peaceful, things slow down a bit more during the Fall months here on St. Croix. Many hardworking restaurant owners and staff are taking a much-deserved Fall break to recharge for high season. Meanwhile, a new business, STX Delivery, has started delivering take-out food to your condo, house, office, marina and even some local beaches. Such entrepreneurship!

brewstxSpeaking of the outstanding restaurants on the island, Shupe and his team have been hard at work transforming another boardwalk location. Brew, a restaurant, brewery and lounge, is expected to open October 7. Also, be sure to mark your calendars for Dine VI, October 27 – November 12, when restaurants on St. Croix, St. Thomas, and St. John will offer special prix fixe menus showcasing traditional fare and locally-sourced ingredients.

It was surreal, yet fun, to watch the HGTV Beachfront Bargain Hunt episode featuring Ania, Kyle and me. It was such a pleasure to help them find their dream family getaway vacation home on the East End. If you missed it, you can tune in on September 18 at 6pm/5c or stream it on HGTV Watch.

This month we would like to introduce you to our featured client, John Muldrow, a real estate investor from Texas. John researched St. Croix real estate online from Texas for nine months before making the trip to look at properties.

august-2016House and condo sales were up this August compared to last year! We also hear that the Virgin Islands Department of Tourism intends to spend $2 million on marketing by year end, with some fun promotions planned. It’s a great time to own a property with rental potential on St. Croix!
