HGTV’s Beachfront Bargain Hunt: Fleeing Chicago, Illinois for St. Croix

hgtvWe’ve been waiting with bated breath for our episode of HGTV’s Beachfront Bargain Hunt – Fleeing Chicago, Illinois for St. Croix – and it’s finally here! Ania, Kyle, Maya and Niko’s hunt for their dream home in the U.S. Virgin Islands airs tonight at 8pm EST.

Ania and Kyle have been married for seven years and have two young children, Maya and Niko. Between raising the kids and operating a thriving mortgage company outside their hometown of Chicago, they’ve rarely been able to escape for a family vacation. But when the opportunity presented itself, they managed to visit the U.S. Virgin Island of St. Croix and quickly fell in love with its tranquil vibes and picturesque setting. After this life changing experience, Ania and Kyle decide to make this a regular occurrence and feel the purchase of their very own St. Croix beach house would be the perfect way to ensure future family getaways continue. With the help of local real estate agent, David Fedeles, they hope to find a pristine slice of sandy paradise for $375,000 or less.

Summertime and the livin’ is breezy

As I write this, it’s a blue-skied, sunny day with a glorious ocean breeze.

House sales are up some 20% compared to last year (see the St. Croix Real Estate Market Watch chart below). We have a real need for salable residential inventory, particularly in the $400,000-$800,000 price range. St. Croix Real Estate Market Watch

 

Typically, we call this “slow” season on St. Croix; however, I’ve been thrilled to hear from many local businesses that they’re keeping busy. Old and new activities are aplenty – from paddle board lessons to paddle board yoga, guided nature hikes to snorkel clinics. GoToStCroix.com recently featured all of the great golf on island. Restaurants are staying busy, though it’s nice to catch up with local owners when reservations aren’t needed. As I mentioned above, the real estate market is up. It’s great to know that there are so many reasons that make our island a vacation destination or even home.

10_PoolMinneapolis natives, Doug and Linda, did both when they bought their Green Cay Oasis earlier this year. Choosing a vacation spot where it’s easy for their seven grandchildren to visit is just one of many reasons they now own their dream home on St. Croix.

We’ll be featured on HGTV’s Beachfront Bargain Hunt and FYI Network’s Waterfront House Hunting in the coming weeks. Watch as Kyle, Ania and their two kids find their beachfront dream home and Chris, Renee and their fur family look for the perfect waterfront house.

Featured Client: A Green Cay Oasis

Featured ImageEarly this year I had the pleasure of meeting Minneapolis natives Doug and Linda. They were escaping a cold Minnesota winter on beautiful St. Croix with no intentions of looking at homes…until they saw their dream home while lounging at Chenay Bay. Lucky for them, it was on the market – and lucky for me, I was the Realtor!

Here’s the story as Linda tells it:

While sitting on the beach at Chenay Bay, I said to Doug, “Now that is a beautiful home!”  I had picked up the real estate magazine and when we went back to our rental, I looked thru the magazine and there was the home!  Doug called David and said we were interested in seeing the home but it would a have to be the following morning as we were flying back to Tortola at noon.  David pulled some strings and we were able to see the home early on the day of our departure.  We fell in love with it immediately and it was hard to curb my enthusiasm!  We flew to Tortola, talking all the way.  We put in an offer shortly after and it was accepted.  We returned in March to have an inspection and meet with the sellers who answered all our questions. We closed early April and moved right in for a week before heading back to Minneapolis.

Doug and Linda owned a home on Tortola, BVI, at the time, but, for many of the reasons others choose the U.S. Virgin Islands, they were planning a change of scenery. With seven grandchildren that they hope will visit often, they wanted to make travel between their island home and the States easier.

sweet lime artIt’s hard for them to pick out one single feature of their new island home that they love. “We love the open kitchen and the views of the ocean and Chenay Bay from the windows. We love that the floor to ceiling windows fold back so the home is totally open to the outside.  We also love the home exercise room and the views from it.  But what we love the most is the warm and welcoming feeling you get once you walk thru the front door.” Doug and Linda have also been adding some of their own personal touches, including a fabulous piece of art from Sweet Lime.

Doug and Linda appreciate the history surrounding the sugar mills on St. Croix and the preservation of them. They enjoy visiting the Whim Museum and exploring the island. When going out on the town, they love to find fresh fish at one of the many restaurant choices.

They plan to spend much of the winter on island and will rent their home when not here. If you are visiting St. Croix and want to stay at their Green Cay Oasis, be sure to check out their VRBO listing!

April showers brought May flowers

We’ve certainly had our fair share of rain this spring. The day before the 28th running of the St. Croix Triathlon, we wondered if they would have to swim the entire race! Now our cisterns are full and the hillsides are green. The frangipani are in full bloom and mango trees are promising a fruitful harvest.

david at balterThe much-anticipated fine dining establishment, balter, has opened in Christiansted. In a centuries-old building, the restaurant features elegant open-air seating, a courtyard with bar, a small garden to supply the restaurant’s kitchen, and a stage. It was a pleasure to get a visit from Executive Chef and Owner, Digby Stridiron, during dinner last weekend!

lyricsailsThe Frederiksted Pier will have a short break from cruise ship traffic this summer (to resume in August). Meahwhile Lyric Sails has taken to the land and sea. Visit their storefront on King street or web site to book a Sunset Sails, Full Moon Sails, Stargazing Sails, Special Musical/Fine-Dining Events, or tranquil Yoga/Meditation cruise.

It’s no surprise that our beautiful island is featured on yet another list: Best No-Passport-Required Vacations for any Budget. Click around a little on that site and you’ll also see St. Croix listed as one of the top 10 best islands to live on.

Speaking of making the move, last week I had the joy of running into Emelyn and Jim Sayre at the Yacht Club. They bought their house on St. Croix in 2005 and, after renting it, they have finally settled here from Littleton, Colorado. Welcome Home, Em and Jim!

Featured Client: Emelyn & Jim – The Palms at Carina Bay

Welcome Home, Emelyn & Jim!

Last week I had the joy of running into Emelyn and Jim Sayre at the Yacht Club. They bought their house on St. Croix in 2005 and, after renting it, they have finally settled here from Littleton, Colorado.

em and jimBack in 2005, Em and Jim had just sold a piece of mountain property and were looking for a new investment (one that would meet the requirements of a 1031 Tax Deferred Exchange). They agreed that if they were giving up the beautiful Rocky Mountains, then they wanted a place near the beach. They actually considered places like North and South Carolina, Georgia and Florida, until they learned that the US Virgin Islands was an option. They had been to St. Thomas and St. John, but eliminated both as either too touristy or too expensive. So, they booked flights to St. Croix and started looking online.

Once on island, we hit the ground. On the first day they looked at nine houses. They narrowed it down to three, but quickly decided that there was one in particular that spoke to them. I love to hear Em’s story:

At the end of the day, Jim and I agreed that we would revisit 3 of the properties on Tuesday; however, after much discussion over dinner, I called David and told him there truly was only one that we wanted to see again.  David arranged to have the seller present to answer specific questions we had — meeting the owner and hearing his story and experiences on the island was so helpful.  Sometimes, there are other factors (maybe just gut feelings or coincidences) that play in your decision making…..my house in Puerto Rico was pink….this house was pink (we had to paint the exterior last year so it is now yellow).  My home in Virginia was just off Ridge Road….this home was just off Ridge Road….my best friend in high school was Anne Parker….one of the owner’s name was Anne Parker Westerfield……

On Wednesday morning, Jim and I went scuba diving and after we arrived back at the marina, we, still in our bathing suits, walked up to David’s office and made an offer on the home. By Thursday afternoon we were under contract and by Friday we had completed our inspection and survey! Everything went so smoothly we were able to close that same month.

palms at carinaThe location and architectural design of their home is what captured their hearts. The design is very Caribbean. They have breathtaking views and a 2-minute walk to the beach.

When Em and Jim bought their house, they knew they wouldn’t live here until they retired. Their long-term goal of island living is inspiring:

Purchasing this home gave us a common dream which sustained us through some difficult times.  Our future home in paradise was a vision we both shared.

Jim retired last August and, after a few months of research getting a pet to the island, garage sales, donations, shipping a container, etc., they arrived in December, two days before the Christmas Boat Parade. What a great welcome home!

Their favorite St. Croix foods are the fresh produce they get from Sejah Farms, Crescent Farms, ArtFarm and the Saturday morning farmer’s market.

You can still rent their lovely home when visiting St. Croix. Guests can either rent the pool level apartment (queen bed) which has a small kitchen, private bath and entrance or they can rent the upstairs with its  furnished, two bedroom (king and queen beds)/2 bath. Featured Client: Caribbean Breeze

CaribbeanBreezeWe’re thrilled for our clients, Kathy and Randy, who in December celebrated one year as owners of Caribbean Breeze Apartments and Vacation Homes on Prince Street in Frederiksted, walking distance to beaches, dining and nightlife.

Kathy and Randy lived in Denver and had been vacationing on St. Croix for five years when they decided to “get away from the ‘rat race’ and slow down, enjoy life!” When they first contacted me, their focus was on finding a private home with a rental unit. Then they discovered the value one can get for a multi-unit property and adjusted their search. They planned a visit to the island in May 2014 to find their dream home.

CaribbeanBreeze4It helps that Kathy and Randy have great vision for a property’s potential and a knack for renovations. Since closing in July 2014, they have completely remodeled all of the vacation units, from decorating, new tile, and new kitchens. The outside has been given a face lift and fresh coat of paint, and they have a secure gated courtyard that has been beautiful landscaped with 100+ year old trees and lots of island flowers. Their long-term vision is to transform the courtyard into an outdoor oasis. They are currently building a pool, and plan to add on an outdoor kitchen/BBQ/dining area and outdoor bathroom.

Kathy says, “We were not looking at starting a business, in fact, we wanted to be semi-retired! But people here say that if the island really wants you, it will give you everything you need to stay! We have been given so much more!”

Caribbean Breeze had their first guests on December 28, 2014. They have 6 vacation/short term apartments, ranging in size from studios, to one-bedrooms and a two bedroom unit. Prices range from $70- $175/night double occupancy during high season, to $60-$120/night during low season.
