December Newsletter: Season’s Greetings

December 22, 2020 by Team Fedeles

Season’s Greetings from St. Croix, U.S. Virgin Islands!

The U.S. Virgin Islands was just named the Destination of the Year in the Caribbean Journal Caribbean Travel Awards 2021!

For anyone planning to travel to St. Croix in the coming month, be sure to visit the USVI COVID-19 Travel Screening Portal. This will give you all the information you need to travel to the U.S. Virgin Islands. American Airlines recently started offering at-home testing through LetsGetChecked. We look forward to seeing you and would be happy to schedule a COVID-safe home showing if you’re in the market for St. Croix real estate!

This Fall, Governor Bryan announced his USVI Vision 2040 economic development strategy. Vision 2040 is an interactive, participatory process to produce a long-term economic strategy and action plan that positions the U.S. Virgin Islands as a vibrant, desirable place to live, work, and visit, and as a prosperous business location that is competitive based on its abilities to develop, retain, and attract a skilled workforce with creativity and imagination. There are many opportunities to share your ideas, priorities, and concerns for the future economy of the U.S. Virgin Islands, so be sure to participate in a virtual open house or submit comments.

In September, our own Stephen Swanton received the Good Neighbor Award from the St. Croix Board of Realtors. Stephen was recognized for his work with Virgin Islands Triathlon Federation. He was awarded $1,000 to support VITF’s mission and Coldwell Banker Schmidt Family of Companies matched the donation through their Schmidt Community Fund. As many of your know, Stephen exhibits the same focus and eye toward success in real estate as he does in competition. Team Fedeles is lucky to have him on board! Learn more about the Good Neighbor Award and Stephen’s work with VITF.

As a member of Ha’Penny Bay Beach Club, I’m excited to share our holiday offering of a one-year membership for half price! Become a member of The Club for $650 per person and no initiation fee. Club benefits include monthly lunches, dinners and brunches, use of The Club for private events, holiday and special events, use of the facilities when visiting Ha’Penny Beach, and more. Of course, for now activities and events are somewhat limited due to COVID; however, our open-air dining room is the perfect place to spend socially distanced time with new and old friends!

The St. Croix real estate market is very active right now. Congratulations to our Sellers of Romney Point and Meggie Hill! If you have been on the fence about listing, now is the time! In fact, according to the latest Market Watch, houses sold for 28% more and condos sold for 25% more as compared to the same period last year. Contact info@fedeles.com for an assessment of your property and to discuss how we can assist, whether to sell or to buy…it is a great time on both accounts!

Wishing you many joys this holiday season and a prosperous 2021!

Warm regards,
Team Fedeles

February Newsletter: Taking the Leap

March 3, 2020 by Team Fedeles

It’s Leap Year! Are you ready to take the leap of becoming a homeowner on St. Croix?

We’ve been having fun on Facebook showing off some of the incredible features of our clients’ listings. From a home with two pools to a condo with its own private pool, we can help you narrow down your search for St. Croix real estate with a pool. Or maybe it’s important to you to find a home with furnishings, like this impeccably decorated home (with a killer closet, we might add!). Buck Island view, we can help you find that too!

It’s also been a joy getting to know The Keane’s as we seek the next happy owners of their stunning two-home beachfront property, Paradise Found, in Cotton Valley. In their Featured Client blog, they shared what they love most about their home:

“The Caribbean ocean at our doorstep, the ability to snorkel or scuba dive right off our beach, as well as paddle-board. Lying in the hammock between the palm trees and unobstructed views of Buck Island. We really love sitting at our pool with a glass of wine looking out at the sailboats and catamarans gliding past!”

In January, Governor Bryan gave his second State of the Territory address. Watch the video or read the transcript. A key theme throughout is how his administration has improved the Territory’s financial position, laying a solid foundation for continued improvement of our economy. The Governor was also in Washington, D.C., last week discussing GERS, Medicaid, National Park land and federal tax legislation impacting the territory with senior White House officials. Follow Government House – US Virgin Islands to see a new Facebook live series of interviews with the current administration, The Press Box, as well as other updates from the government.

We were thrilled to see the recent news that the BMV Launches “Skip the Line, Renew Online” Vehicle Registration. Now, vehicles that are 6 years old or less do not require a physical inspection and vehicles between 6 to 10 years old are inspected every two years. If your vehicle fits that bill, be sure to register online. If you’ve ever had business at the BMV in the USVI, you know how great this is!

We’ll leave you with this Meet Team Fedeles video so you can get to know Stephen and me a little better. We hope your extra day this month involves taking a leap into something exciting!

Warm regards,
Team Fedeles

Meet Brian, Laura, Nordi and Sugar Weller. They’re moving to St. Croix from Minneapolis this month. Laura and Nordi (a beagle/shepherd mix rescue) hail from Minnesota, but Brian is originally from Alaska and Sugar (a black lab mix) was adopted in Georgia.

Like so many St. Croix transplants, the Weller’s are leaving the mainland to slow down and enjoy life. “We’re not sad about leaving traffic jams, road construction and human noise behind.” Brian doesn’t like winter, while Laura doesn’t mind it, but both are excited for the adventure.

We are really looking forward to Sunday Fundays! We currently have a GO GO GO schedule/city/life and having a day to just relax is huge. Laura would probably say feeding a pig beer is a hoot and Mamma Wanna for me is a 2 for 1, but I have a sneaky suspicion that Sandy Point Turtle hatching and simply beach lounging will become hobbies for us!

The couple visited St. Croix for the first time in November 2017, when I met them, showed them a few plots of land, and they soon-after became landowners! During their trip they fell in love with the beauty of the island and the friendly Fredriksted people.

Their plans to move to St. Croix were escalated a bit when Brian landed his dream job of 10 years — to work at a hotel on a tropical island. Upon arrival, he will officially be the new Hotel Manager at The Fred. With obvious excitement, he describes his new place of employment as, “an inclusive, community-driven, earth-conscience hotel that brings a South Beach flare and mixes it with the already wonderful Crucian vibe that surrounds the island.”

Since their timeline was moved up, Brian, Laura and their 4-legged family will rent while they build their dream home on St. Croix. They’ve got the plans drawn up and are waiting until they’re on-island at the end of  August to apply for permits and start building.

In the meantime, they’ve been preparing for their move. Sorting through all of their things, they say it’s been hard deciding what to bring and what not. And as much as it stinks going through everything, they both agree it’s been very liberating getting rid of stuff. “We’re living in a nearly empty house and I don’t notice the things we truly do not need, but I didn’t want to give up,” says Brian. I think they’ll settle into island living just fine.

The Weller’s future view.

Thanks to a referral from Kathy and Randy Tiddark, owners of Caribbean Breeze Apartments and Vacation Homes, I met the Weller’s and knew just the place to show them based on their wishes. We had some good discussion about pros and cons between various plots and they ultimately selected the Butler Bay property. Our team is grateful to Brian for his kind words saying, “Kristi was also very helpful with the 1,000 questions we had. They both showed a great understanding of who we are as people instead of ‘clients’.”

Brian’s advice for someone considering buying land on St. Croix:

Remember why you’re buying island property. Think about what is important to you and dive in. You must trust the process too! It’s a bit different than we had experienced in the past, so taking a chill pill was needed. Don’t be afraid to offer what you WANT to spend and, obviously, use the Coldwell Banker team!

The Top 20 Islands to Live on in the Caribbean

July 20, 2018 by Team Fedeles

Caribbean Journal published a list of the Top 20 Islands to Live on in the Caribbean and you don’t have to click far to find the U.S. Virgin Islands.

As the article points out, “There’s nowhere that is as procedurally easy to move to in the Caribbean.” As a United States territory, moving here does not require any type of special documentation to live or work. You won’t need to learn a new language or exchange your money. Your cell phone will work here (AT&T and Sprint). Even your pets can come here hassle-free.

“Hip” and “urbane” are words used to describe St. Croix in the write-up. We would add laid back, low-key, easygoing, and friendly. Many people choose to move to the U.S. Virgin Islands because of the ease of staying in the U.S. — many people choose St. Croix because of the relaxed vibe.

If you’re ready to take the plunge into the Caribbean, find resources for relocating to the Virgin Islands on VIMovingCenter.com. We’re also happy to offer advice to our clients who are making the move.

Featured Client: Past, Present & Future

I’ve known Betty Silander for 25 or so years (which must mean we met in our early 20’s, right, Betty?!). She and her late husband, John, have a long history with St. Croix and, with Betty’s recent purchase of a Christiansted condo, her future is looking pretty nice.

Her story starts in the early 60’s on a 2-week Caribbean cruise. She recalls being greeted at every stop “with steel drums, calypso music, and a rum punch.” She and John fell in love with the “atmosphere of color, music, rum and the people,” and set their hearts on owning a piece of paradise. A few more winters back home in Winnetka, Illinois, a suburb of Chicago, made them more eager than ever.

In the mid-60’s they learned of an opportunity to be part of the Queen’s Quarters development, so they headed south to check things out. They were also considering Grenada, but decided buying U.S. property was a wiser choice at the time. Ultimately, they choose to purchase their own 5.4 acre oceanview plot of land near Cane Bay with dreams of building a small resort.

The following Christmas, the Silander family (Betty, John and their four children) spent two weeks at “Diamond Fancy,” now the Cane Bay Reef Club, where they met the Walkers, who were in the process of building The Waves at Cane Bay. After the holiday, they returned to the cold and endured more stateside winters, always thinking about their land in the sun.

The 70’s brought a move to Dallas and the purchase of a condo in St. Lucia. Unfortunately, the hurricane of 1980 destroyed their condo and, after a visit to check out the damage, they decided not to rebuild. They stopped on St. Croix on their way back to Texas, only to learn that one particular property just happened to be for sale: The Waves at Cane Bay.

The time was right and we were ready for a change in lifestyle, so we bought the property. I had been in the travel business for 13 years and John had been a manufacturer of restaurant equipment, and we felt we knew the hospitality business. We made The Waves into our image, moved to St. Croix and managed the property for 6 great years — 1/83 – 9/89. During that time we met David Fedeles and he stayed a few nights with us over one Christmas.

They were fortunate to sell the property just before Hurricane Hugo in 1989.

And I am so very fortunate that our paths crossed again this year. In Betty’s words:

Now I’m back, having seen this beautiful in-town condo that David listed on his monthly email letter. Who could resist? Beautifully decorated by Twila Wilson, I was thrilled to have a piece of St. Croix once again thanks to David’s expertise. It is an investment as my home is still Dallas, as well as Michigan in summers. David and I corresponded and it was a pleasure to see him again after a long time lapse. I was also happy to see that St. Croix is pretty much the same charming island we fell in love with so many years ago.

Betty and John used to snorkel every day at around 5pm in front of The Waves. They also loved to find the spots in town with live music, like Jimmy Hamilton at the Bombay Club, or concerts at Estate Whim. During her recent trip to St. Croix for the closing on the condo, she and her sons found some good music at the Holger Danske Hotel restaurant on the boardwalk. She’s happy to see some of her favorite activities continuing for others to enjoy.
